This 355,363 SF build-to-suit plant was designed for high-volume corrugated cardboard production. Strategically located with direct access to Interstate 80 (I-80) via U.S. Route 30, and Interstate 355 (I-355) via U.S. Route 6, the facility benefits from efficient regional and national freight connectivity. The site is also rail-served, with interior rail capacity for eight rail cars, supporting streamlined material handling and distribution operations.

The facility is equipped with state-of-the-art automated box processing, printing, stacking, and conveyor systems, alongside extensive raw material staging, processing, and order fulfillment areas. The design incorporates specialized concrete floor pit construction, a 6-inch gas service to support a 600 HP steam boiler, and 4,000 Amp/480 Volt electrical service, enabling reliable, high-capacity operations. With advanced manufacturing and material handling systems, the facility is capable of producing 2.5 million SF of corrugated cardboard daily.

Completed as a custom design-build project, the Smurfit WestRock facility demonstrates Northern Builders’ expertise in delivering technically sophisticated, high-capacity industrial environments. The project highlights Northern’s ability to integrate complex utilities, heavy equipment infrastructure, and rail-served logistics into a durable, high-performance manufacturing facility that meets the operational demands of a global production leader.
