This 860,100 SF build-to-suit facility was developed for Navistar as an international parts distribution center, designed to support high-volume logistics and efficient supply chain operations. The facility was engineered to meet the operational demands of a global enterprise while providing flexibility for future growth and technology integration.

The warehouse features 80 hydraulic positions and 60 trailer stalls, along with fully automated pick modules and mezzanine bin storage, allowing for precise, high-speed order fulfillment. Supporting infrastructure includes 4,000-amp, 480-volt electrical service and a 275-kilowatt backup generator, ensuring reliable operations around the clock.

Strategically located in Joliet, the site offers direct access to I-80 via the Jefferson Street interchange, with convenient connections to I-55 and I-355, providing seamless regional and interstate logistics connectivity. The project highlights Northern Builders’ capability to deliver large-scale, high-performance distribution facilities that integrate cutting-edge technology with operational efficiency and long-term durability.
