This ± 201,500 square foot build-to-suit facility was developed for Hickory Farms as a national processing, distribution, and order fulfillment center. Designed to meet high-volume production demands, the building integrates both warehouse and specialized food-processing areas within a single, purpose-built facility. The facility features box-in-a-box freezer and cooler space to accommodate temperature-sensitive products and incorporates USDA-compliant systems to support the production of over 80,000 custom food packages per day. The design also includes streamlined material flow and efficient order fulfillment systems to maximize operational performance. Strategically located in Joliet, the site offers easy access to I-80 via the Jefferson Street interchange and connections to I-55 and I-355, providing efficient regional and national distribution capabilities. This project demonstrates Northern Builders’ expertise in delivering large-scale, specialized food-processing and distribution facilities that combine compliance, functionality, and scalability for high-demand operations.
