This 924,540 square foot build-to-suit facility was developed to support large-scale food distribution and logistics operations. Strategically located near the intersection of I-80 and I-55, the site offers convenient access via Laraway Road to I-80 and Weber Road to I-55. The property also benefits from nearby IL-53 and U.S. Route 30, providing efficient east-west and north-south regional connectivity and seamless access to the greater Chicagoland area and the Midwest. The facility comprised a 45,000 square foot office complex, a 333,500 square foot freezer and cooler space, and a 9,750 square foot maintenance building for equipment and trucks. Designed for high-volume operations, it included 84 exterior docks, 52 freezer/cooler loading docks, 174 trailer stalls, and a 38-foot clear height, supporting efficient truck circulation and flexible loading operations. Advanced refrigeration systems and carefully designed workflow areas ensured reliable cold-chain management, while the office space accommodated administrative, dispatch, and operational staff.

The facility demonstrates Northern Builders’ expertise in delivering complex, high-performance industrial environments tailored to specialized food logistics requirements. Though the facility closed in 2018, the project remains a strong example of Northern Builders’ ability to integrate durable construction, sustainable systems, and strategic site planning with direct access to Laraway Road, Weber Road, U.S. Route 30, I-80, and I-55, supporting operational efficiency, regional distribution, and supply chain excellence.
