James P. Grusecki, Chairman
James P. Grusecki is Chairman of Northern Builders, Inc. As one of the firm's two managing principals and investors, Jim is responsible for strategic planning and development of Northern's business opportunities. Jim has been with Northern for over 40 years and has been instrumental in the company's growth.
Jim Grusecki is an active member of the Society of Industrial and Office Realtors (SIOR), Association of Industrial and Real Estate Brokers (AIRE), Urban Land Institute (ULI), The Economic Club of Chicago, Board of Advisors of Roosevelt University's Chicago School of Real Estate, and the Board of the University of Wisconsin's Graaskamp Center for Real Estate. Currently he serves as a Governing Member of the Chicago Symphony Orchestra. Jim is former board president of Victory Gardens Theater and co-chair of its capital campaign and a former director of Gottlieb Memorial Hospital. Mr. Grusecki holds a Bachelor of Arts, Business Administration and Economics from University of St. Thomas in St. Paul Minnesota.
Thomas D. Grusecki, President & Chief Executive Officer
As President and Chief Executive Officer, Thomas D. Grusecki is responsible for procuring sales and development opportunities as well as the overall management and strategic planning of Northern Builders' operations. Tom is a managing principal and investor and has over 30 years experience with the company.
Tom is an active member of the Society of Industrial and Office Realtors (SIOR), the Commercial Real Estate Development Association (NAIOP), the Association of Industrial Real Estate Brokers (AIRE), Village of Rosemont Chamber of Commerce, City of Aurora Chamber of Commerce, City of Naperville Chamber of Commerce, Village of Schiller Park Chamber of Commerce and is a past member of the Young Presidents Organization (YPO). Tom has also sat on the Board of Directors of Children's Memorial Foundation in Chicago, the Board of Directors at Wellness House in Hinsdale, the Board of Directors of The Jesse White Tumblers, the Board of Directors for Big Shoulders Fund, the Board of Directors for Catholic Charities of Chicago and the Board of Directors and Executive Committee of Trinity High School in River Forest. Tom holds a Bachelor of Science in Business and Public Relations from Bradley University in Peoria, Illinois.
Thomas R. Kenrich, Chief Financial Officer
Thomas R. Kenrich has been active in commercial real estate in a variety of capacities in the Chicago area since 1982. Tom joined Northern Builders in 1997. As Chief Financial Officer, Tom is responsible for the planning, oversight and administration of the finance and investment affairs of Northern. Tom is also closely involved in the negotiation of leases, purchase contracts, joint venture agreements and other contractual matters. Prior to Northern, Tom worked with The Shidler Group and Hawthorn Realty Group. Tom holds a Bachelor of Science in Business Administration from Miami University in Oxford, Ohio as well as a Master of Business Administration from Northwestern University in Evanston, Illinois.
Robert D. Tuerk, General Counsel
Robert D. Tuerk has extensive experience in real estate and development issues. For the past 10 years at Northern, Bob is responsible for ensuring that Northern's business strategies polices and programs are developed and applied with recognition of the legal implications and risks. He provides legal services to Northern as a practicing counsel. Bob is an active member of the American Corporate Counsel Association, American Bar Association, Chicago and Illinois State Bar Associations. He is a member of the Chicago Bar Association's Corporate and Business Law and Real Property Law Committees and Land Use and Zoning Subcommittee. He has a Bachelor of Science in Business Administration from Georgetown University and a Juris Doctor from George Washington University.
Matthew J. Grusecki, Senior Vice President
Matthew J. Grusecki began his Real Estate career at Northern Builders, Inc. in 1998. Since that time, he has held various positions in construction, finance, real estate and property management.
As Senior Vice President, Matthew is responsible for all new sales development for Northern's extensive land inventory, including Cherry Hill Business Park, Carlow Corporate Center, Fox River Business Center, Jefferson Business Center, Batavia Business Center, Monee Business Center and Chicago Avenue Industrial Campus. Matthew manages every new client relationship through upfront programming, contract and leasing, design, construction and completion.
Matthew has a Bachelor of Science in Business Administration from the University of Dayton as well as a Master of Business Administration (MBA) and a Master of Real Estate and Construction Management (MRECM) from the University of Denver. Matthew is an active participant with the National Association of Industrial and Office Properties (NAIOP), the Association of Industrial Real Estate Brokers (AIRE) and the Society of Industrial and Office Realtors (SIOR). He is also an advisory board member for Edgebrook Bank in Lincolnwood, Illinois.
Mark A. Fordon, Vice President of Construction Services
Mark A. Fordon has over 24 years of experience in the construction industry and has held positions as a director of estimating, senior project manager and project executive in the Chicago area. As Vice President of Construction Services of Northern Builders, Mark oversees all aspects of construction including project management, field supervision and estimating. Mark has built more than 20 million square feet of commercial, industrial office, healthcare, retail, municipal, multi-family and institutional buildings. Mark has also developed numerous residential community properties during his construction career. Mark has a B.A. in Business Management from the University of Minnesota.
Joseph A. DiBernardo, General Superintendent
Joseph A. DiBernardo began his construction career in 1986 and joined Northern Builders, Inc. in 1998. As General Superintendent, Joe is responsible for all field operations. A few of Joe's recent accomplishments include: mass grading and infrastructure for Northern's 900-acre Cherry Hill Business Park and the 300-acre Carlow Corporate Center; construction of all roads, public utilities, five building pads and over one-mile of new rail spur at the Cherry Hill Rail Park; Completed a state of the art, 924,000 SF freezer / cooler building for Central Grocers in eight months; New Lenox Public Works; Built the Andrew Corporation 720,000 SF manufacturing facility with a 130,200 SF, two-story office; Completed a 355,000 SF corrugator facility with rail service for Smurfit Stone Container. With experience in high-rise office, hospital, hotel, convention center and sports complex construction, Joe is an invaluable asset to every new development project.
Brian M. Novak, Director of Sales & Preconstruction
Brian M. Novak has over 30 years of real estate development and construction experience in multiple areas including office, healthcare, recreation, manufacturing, distribution and public sector facilities. In his role of Sales & Preconstruction, Brian will be overseeing all aspects of new sales and development initiatives including land planning, design & engineering, and cost effective solutions for Northern’s clients. Brian has a Bachelor of Science Degree in Architectural and Building Construction Engineering Technology from the Milwaukee School of Engineering.
Kenneth L. Nyenhuis, Director of Sales & Preconstruction
Kenneth L. Nyenhuis has over 37 years of experience in construction and development. Prior to joining Northern Builders, Inc. Ken was the founder and President of KLN Design Builders, Inc. Ken’s background is well diversified and spans all facets of the industry including medical, manufacturing and industrial. As Director of Sales & Preconstruction, Ken will be overseeing all aspects of new initiatives including land planning, design & engineering, and construction methods. Ken works closely with Northern’s estimating, construction, and development departments. Ken earned a B.A. from Northeastern Illinois University in Marketing and graduated Magna Cum Laude and Alpha Chi National Honor Society.
Christopher M. Maggio, Senior Project Manager
Christopher M. Maggio has been active in industrial, commercial and municipal construction for over 11 years. As Project Manager, Chris has been involved in all aspects of construction from inception to completion. Chris' most recent projects include Starcon International, FedEx Home Delivery, New Lenox Public Works and Art Van Furniture. Chris' experience includes GSA projects, multi-story office buildings, warehousing and municipal inspectional services. Chris has a B.A. in Business Management from Eastern Illinois University.
Allen G. Gaarder, Senior Project Manager
Allen G. Gaarder has over 23 years of construction experience in various public and private sectors of construction and design. Allen’s wide range of projects include condominiums, fire stations, libraries, sports complexes, parking facilities, banks, and churches. Allen facilitates communication with the client and the design team, and handles contract negotiations and project management oversight. Allen has a Bachelor of Science Degree in Civil Engineering with an emphasis in Construction Management from the University of Illinois at Urbana-Champaign.
Patrick M. Ennes, Project Manager
Patrick M. Ennes has been in the construction industry for over six years. Patrick brings a diverse project management background to Northern Builders with experience in the institutional, healthcare, commercial, industrial and retail sectors across three states. Patrick's most recent projects include an MRI suite for a national orthopedic group and two ground up retail buildings. Patrick has a B.S. in Construction Management from Colorado State University.
James R. Enriquez, Project Manager
James R. Enriquez has over 14 years of experience in various sectors of construction and design including commercial development, educational facilities, sports facilities, airports, and various forms of infrastructure work. In his role of Project Manager, James will be overseeing the daily activities of all construction phases, including managing the project schedule, overseeing the quality control of work performed, and coordination of the construction process. James has a Bachelor of Science Degree in Civil Engineering from the College of Engineering at Florida Atlantic University.
Alan P. Sheehan, Project Manager
Alan P. Sheehan has over 11 years’ experience in construction and design. As Project Manager, Alan is actively involved in all aspects of construction from initial design to project completion. Alan has experience in a broad variety of property types, as well as in managing the interests of a diverse client base including municipalities, public and private companies. Alan has a B.S. in Architectural Technology from Waterford Institute of Technology Ireland, a diploma of Building and Construction from TAFE Australia and a Diploma of Project Management from TAFE Australia
Richard J. Stanczak, Senior Construction Estimator
Richard J. Stanczak has over 30 years of construction experience in Estimating and Project Management. Rich has a broad range of knowledge on Design/Build and Design/Bid/Build projects, both in the public and private sectors. Rich has participated in extensive projects ranging from warehouse distribution, office buildings, hospitals, manufacturing, wastewater treatment facilities and public infrastructure. Richard is responsible for the development of project conceptual and detailed estimates as well as investigating cost-effective design solutions. Richard has a Bachelor of Science Degree in Architectural Engineering from the Milwaukee School of Engineering.
David J. Schau, Project Engineer
David J. Schau joined Northern Builders, Inc. in July, 2015 with the responsibility of assisting Northern’s construction team in the processes of estimating, client relationships, and overall project management. David earned a B.A. from the Southern Illinois University with a double major in Architecture and Construction. David is a member of the Chicago Association of Realtors.
Cory E. Grusecki, Director of Real Estate
Cory E. Grusecki began her Real Estate career at Northern Builders, Inc. in 2007. As Director of Real Estate, Cory is responsible for the comprehensive oversight of Northern’s real estate portfolio including leasing, management, operations and tenant relations. Cory and her real estate team manage over 40 buildings in the Chicagoland market with over 60 tenants that range from emerging businesses to Fortune 100 companies. Cory interfaces extensively with each tenant ensuring that their satisfaction is achieved on a continuous basis. Cory also oversees and administers all management activities for Northern's third party management contracts. In addition to her role at Northern Builders, Cory is the Board President of Industrial Women in Real Estate (IWIRE) and as well as active in SIOR and NAIOP Developing Leaders. Cory attended Purdue University in West Lafayette, IN where she earned a Bachelor of Arts degree.
John E. Noldan, Director of Operations
As Director of Operations, John E. Noldan is responsible for the physical maintenance of the Northern Builders portfolio. In addition to managing four significant business park developments, John oversees 5.5 million square feet of industrial, office and retail properties. Capitalizing on the economies of a large portfolio, John negotiates multi-property agreements to lower building expenses and support greater cost controls. While managing specialized tenant improvement projects and all property maintenance, John consistently exceeds each client's expectations for quality, timeliness, and professionalism.
Debra H. Wagner, Director of Accounting
Debra H. Wagner has held various accounting positions in the real estate and construction industry since 1988. Debbie’s breadth of experience is focused on real estate accounting, risk management, cash management, corporate matters, and construction accounting. Debbie’s diverse experience is especially pronounced in administering Northern’s entire general contracting and real estate accounting operations. Debbie has a B.A. in Finance/Economics from Loyola University in Chicago.
